Virtual office terms & conditions

Plans and fees

Virtual Office Pro is $75 per month plus a one-time $95 setup fee. Virtual Office Premium is $150 per month plus setup. Annual plans are paid in advance and discounted against the monthly rate.

All plans carry a six-month minimum term and renew month to month after that.

Fees are billed in advance. Unpaid balances may pause mail handling, meeting room booking and building access until cleared.

Address use

Your plan includes a real street address with a suite number that may be used on your LLC filing, business license application and correspondence.

We provide a virtual office agreement that many agencies and banks accept for licensing and banking. Acceptance is decided by that agency or bank, not by Lobi Space, and is not guaranteed.

Google Business Profile listings are reviewed by Google and are not guaranteed.

Only the individuals and entities named on your completed USPS Form 1583 may use the address.

Mail and packages

Mail is received during business hours, logged in the Lobi mailbox app, and available for scanning, forwarding or pickup.

Forwarding is billed per item plus postage. Package storage beyond the plan allowance may be billed as storage.

Mail unclaimed for 30 days may be charged storage. After 60 days the account may be closed and mail returned to sender.

Meeting rooms and community

Meeting room hours included with your plan reset monthly and do not roll over.

Bookings are subject to availability. Cancel at least 24 hours ahead to avoid being charged for the room.

Members are responsible for their guests and for leaving rooms in the condition they were found.

Cancellation

Cancel with 30 days written notice after the six-month minimum term.

Cancelling inside the minimum term leaves the balance of the term due.

Setup fees are non-refundable once identity verification and account activation are complete.

Acceptable use and liability

The address may not be used for illegal activity, fraudulent registration, or to receive contraband or hazardous materials. We may terminate service immediately for violations.

Lobi Space is not liable for indirect or consequential losses, including delays caused by carriers, postal services or state filing offices. Total liability for any claim is limited to fees paid in the prior three months.

Governing law

These terms are governed by the laws of the State of Illinois, with venue in Cook County.
