Office space terms & conditions

Suites and pricing

Private office suites fit one to four people and start at $595 per month, up to $1,900 per month depending on size and location in the building.

Rent includes 24/7 access, free on-site parking, unlimited meeting room use, utilities, internet and cleaning of common areas.

Rent is due in advance on the first of each month. Late payments may incur a late fee and may pause building access.

Office Access

Office Access is prepaid month-to-month use of a furnished office suite, starting at $995 per month. Payment is due in advance for each month, plus City of Chicago tax of 15%. A one-time setup fee of $95 is due at signing and is non-refundable.

Access is limited to business days, 9am to 5pm. There is no after-hours, weekend or holiday entry under this plan.

Included: a furnished suite during access hours, kitchen and coffee bar, and printing up to 500 copies per month. Copies beyond 500 are billed at $0.10 each. Four meeting room hours are included each month, then $75 per hour. Unused hours do not roll over.

Office Access does not include mail service or use of the address. The address may not be used for mail, business licensing, LLC filings or Google verification unless you also hold a Business Mailbox or Virtual Office plan.

No items may be left on the premises without written authorization. Any property left after termination will be placed in storage for 30 days and then discarded off premises at the member's expense.

Either party may end Office Access with 30 days written notice. Prepaid fees for the current month are not refundable.

Liability waiver

Members and their guests use the space, equipment, parking and common areas at their own risk. Lobi Space does not provide insurance for members and recommends each member carry their own general liability and property insurance.

To the fullest extent permitted by Illinois law, members release and hold harmless Lobi Space, its owners, employees and agents from any claim for personal injury, illness, or loss, theft or damage to property arising from use of the premises, except where caused by Lobi Space's gross negligence or willful misconduct.

Members indemnify Lobi Space against claims, damages and costs, including reasonable attorney fees, arising from their own acts or omissions or those of their employees, guests and invitees.

Lobi Space is not liable for indirect or consequential losses, including lost business or lost data. Total liability for any claim is limited to the fees paid by the member in the prior three months.

Term and opt-out

Suites are offered on a 12-month written agreement with a 60-day opt-out clause.

To opt out, give 60 days written notice. Rent remains due through the notice period.

Agreements renew month to month at the end of the term unless a new agreement is signed.

Deposit and setup

A security deposit equal to one month of rent is due at signing and is refundable after move-out, less any damage or unpaid balance.

Key fob setup and signage are billed as a one-time fee at move-in.

Use of the space

Suites are for office use by the named tenant and its team. Subletting or reselling space is not permitted.

Tenants are responsible for their guests, for keeping the suite clean, and for damage beyond ordinary wear.

Alterations, wall mounting and installations require written approval.

Meeting rooms and parking

Meeting room use is unlimited and subject to availability. Cancel at least 24 hours ahead so other members can book the room.

Parking is provided in the lot across the street and is not guaranteed for guests during events.

Move-out

Return all key fobs and remove all property by the last day of the term. Items left behind after seven days may be disposed of.

Mail service ends with the agreement unless you move to a mailbox or virtual office plan.

Liability and governing law

Tenants carry their own business and property insurance. Lobi Space is not liable for loss or damage to tenant property.

These terms are governed by the laws of the State of Illinois, with venue in Cook County.
